Project Coordinator

Full Time, Permanent * Applications closed.

Core Responsibilities:

  • Estimating- scope creation, bid creation, vendor bid evaluation, purchasing and bid awards
  • Budget Coordination , once the work is underway, working alongside Project Manager and Accounting team to track and report on budget updates.
  • Schedule Coordination – collaboratively work the schedule, coordinating components and driving progress through the construction workflow

Additional Responsibilities

  • Design Coordination – drawing and specification interpretation, scope of work creation & work collaboratively throughout the construction workflow.
  • Vendor Management – prequalify new vendors, negotiate vendor subcontracts and work collaboratively throughout the construction workflow.
  • Quality Control – play a role in receiving, verification of goods and services

Required Experience & Ability

  • Technical Diploma or relevant post-secondary Degree – with 0-5 years relevant practical experience.  
  • Exceptional English written and oral communication skills
  • Reliable personal transportation and a valid Class 5 Driver’s License

Required Skillset

  • Collaborative skills – able to flex and adapt within a team environment while being productive under the direction of more senior staff

Interior & Exterior Finisher

Full Time, Permanent * Hiring Immediately

Application deadline: 2021-10-01

As necessary/as able, the ideal candidate will be able to:

  • Communicate with our Project Manager and Site Supervisor to identify the work required on-site for the day
  • Physically install, prepare, build or otherwise aid the flow of the construction project
  • Problem-solve construction requirements when necessary, with our team
  • Read and interpret building drawings: including determining specifications, performing calculations, and coordinating with our designers, when necessary
  • Follow and support our safety precautions onsite
  • Report onsite work issues when necessary
  • Accepting materials and supplies onsite
  • Keep a daily log

Assets and Work Ethics:

  • It is an asset to have cross-trade experience in residential construction, building technology, sequencing and implementation. We are looking for someone who enjoys working hands-on and is able to understand the project from a wide-angle lens.
  • Knowledge of the BC Building Code is an asset.

Required Experience & Ability

  • A valid Class 5 driver’s license and available vehicle.
  • Accustomed to physically demanding work, and knowledgeable in the use of handling mechanical tools and heavy machinery.

Residential Designer/Architectural Technician

Full Time, Permanent

Core Responsibilities:

  • Produce Drawing Deliverables – Assist in producing residential design drawings for permit and presentation using a combination of Vectorworks CAD, Vectorworks 3D and hand-produced work.
  • Develop Design Selections – Assist in developing material and product selections, sourcing the market for solutions and integrating specifications/instructions into design drawings accordingly.
  • Coordinate Design During Construction – Assist in producing and administrating supportive materials through construction, including: door/window schedules, site directions, change orders, responding to RFIs, or similar.

Additional Responsibilities:

  • Meet occasionally with suppliers, subconsultants, product and service providers to broaden our knowledge base. 
  • Assist with estimating the cost of projects from a design selections perspective.
  • Assist with the research, development and organization of our product and vendor libraries.
  • Learn to evaluate projects from a zoning, code and/or building performance perspective.
  • Learn to flex different design muscles in response to the client’s vision.
  • Maintain a positive working relationship with our sub-trades, suppliers and clients.

Required Experience & Skillset:

  • Minimum 2-3 years of applicable job experience
  • Reliable personal transportation and a valid Class 5 Driver’s License
  • Exceptional English written and oral communication skills
  • Technical Diploma or relevant post-secondary Degree

Skilled Labourer

Full Time or Part Time, Permanent

The successful candidate will be a skilled labourer with a proactive attitude, strong work ethic, common sense, along with the necessary general skill set for this role.  Our ideal candidate would be looking for a place to grow their knowledge base and exposure within the residential design-build industry.

Responsibilities include a wide variety of tasks onsite, including but not limited to: demolition by hand & tool, forming, framing, insulation, drywall, waterproofing, interior and exterior finishing, painting, clean up and deficiencies. 

Experience with framing or carpentry is an asset.

All work to be done under the direction of a Site Supervisor.

Requirements:

  • 2-5 years related experience minimum – open to all levels of experience into senior levels
  • Valid class 5 driver’s license and vehicle
  • Construction labour abilities – whether from a specific trade perspective or a generalist perspective
  • Basic safety wear and weather-appropriate gear including steel toe boots, hard hat, gloves, rain suit; basic hand tools
  • A strong understanding of residential construction
  • A strong work ethic with attention to detail
  • Ability to take direction with English oral communication skills

Ideal Applicant will also have:

  • Specific experience with residential construction in BC / City of Vancouver
  • Experience with framing, carpentry and finishing

General Labourer

Part Time, Temporary, On-Call

The successful candidate will be a general labourer with a strong work ethic, common sense, and the necessary general skill set for this role. 

All work to be done under the direction of a Site Supervisor.

Requirements:

  • 0-3 years related experience minimum
  • Valid class 5 driver’s license and vehicle
  • Construction labour abilities from a generalist perspective
  • Basic safety wear and weather-appropriate gear including steel toe boots, hard hat, gloves, rain suit; basic hand tools
  • A strong work ethic with attention to detail
  • Ability to take direction with English oral communication skills

Project Manager

  • Schedule Management – accountable to the schedule and driving progress of all activities through the construction workflow – on schedule
  • Budget Management – accountable to budget creation, continual tracking and management of all cost activities through the construction workflow – on budget
  • Client Management – bring the client along the way at every step of construction, ensuring their endorsement of all project activities through the construction workflow – acting as the first point of contact & chair of biweekly meetings

Additional Responsibilities

  • Design-Build Coordination – delegate and manage teammates 
  • Vendor Management – negotiate vendor subcontracts, monitor and certify progress by others
  • Purchasing – of goods and services relative to the scope of work
