What is in a 2-5-10 Warranty?

The BC 2-5-10 warranty gives you peace of mind when buying a new home. Implemented on July 1st 1999 this mandatory requirement is for all new build BC homes. It is designed to safeguard you and your investment for the long haul, making sure that your new home is built to last and that you're covered if something unexpected comes up.

Here’s how it works:

2 years
For the first two years, the builder covers any defects in materials or labor, like plumbing, electrical, and heating. This ensures your home is built and finished correctly.

5 years
Within five years, you're covered for defects in the building's envelope. It includes things like the roof, exterior cladding and windows.  

10 years
And then, for the final ten years, the warranty protects you against major structural issues, like problems with the building foundation or framing.

Your 2-5-10 warranty coverage period begins from the date of first occupancy or transfer of legal title to the first owner. Note that landscaping, municipal Services and non residential detached structures are exempt from 2-5-10 warranties.  It is in place to protect the consumer from component defects, contractor negligence and failure to meet building code.
